STRONG MARKET DEMAND:

Based on independent feasibility studies and target market analysis, Vendure Retirement Communities is set to expand across several secondary communities in British Columbia that are in need of independent and assisted living facilities.

Local conditions and vacancy rates of existing senior facilities along with current growth trends in these communities translates into a need for well over 500 beds within each.


UNTAPPED SECTOR:

Vendure’s focus is on secondary communities where seniors have lived most of their lives and don’t wish to move from. Our approach of offering new facilities with resort-like amenities and care services, differs from alternative options available in most secondary communities. Through our site acquisition process, we are able to identify solid opportunities quickly.


COST EFFICIENCIES:

Through the design, development and on-going management of each property, we are able to effectively supervise and control project construction and operational costs from the start of a project, to the day-to-day operations. Utilizing our proven processes and templates, we are able to maximize efficiencies for future construction and growth.


FINANCIAL BENEFITS:

Vendure’s projects provide investors with a number of financial benefits. Established as a Limited Partnership, investors receive substantial tax write-offs. As well, net proceeds are distributed to investors year after year, providing a long-term income stream.

EXIT STRATEGY:

As Vendure continues to grow, the opportunity to sell our portfolio to a public company looking to expand, is one of the exit options available. Additionally, there is also the option to refinance the facility (once it has been running at full capacity for a period of time), giving our investors an exit. As such, Vendure does not realize a profit until the project investors full initial investment has been paid in full, alongside a return on their investment.


Profit through Partnership 



Limited Partnership

Our projects are structured as limited partnerships to deliver significant tax advantages to our investors.

A limited partnership is essentially a cooperative of investors, who are equity holders, as well as a general partner (Vendure Facility GP) who is responsible for the operations and financial reporting.

Limited partners contribute capital by purchasing a partnership unit and are not directly involved in the management of the day-to-day operation of the business.

Their liability is limited to the amount of their investment. Our vested interest as the general partner ensures that we always act in the best interest of our investors because we are owners, too.
Additional benefits of a limited partnership include tax write-offs*, income splitting, and can provide additional tax relief over and above what is available in an RRSP.
